This mid-rise condominium project consisted of 7 apartment units (one per floor) with an underground parking structure. Each of the units included a very high level of detail with customs kitchens, high end woodwork, marble floors, audio visual, data and security infrastructure, as well as impact resistant windows and doors. The project, although not very large in scale, presented very challenging construction requirements. Designed on a very small urban lot in a densely built area, the design called for the construction of a two and a half level underground parking structure tightly squeezed between neighboring properties and sitting 30 feet under the water table. In order mitigate any settlement of adjoining structures and the floating effect caused by the high-water table, careful and detailed construction calculations and monitoring were performed in order to balance the dewatering necessary to stabilize both the new building structure and its adjoining neighbors. As part of the foundation work, the construction methods selected included the use of tangent piles along the basement perimeter and concrete driven piles as deep foundation system.
