PALMAR DORADO

Project Overview

• Residential development of 77 single-family housing unit

• Single-story houses with four bedrooms, two and a half bathrooms, family room with direct access to a patio and the kitchen as well. The master bedroom has a walk-in closet and vanity with two hand wash basins. The design includes security windows, rough in for A/C system, emergency generator and water tank. Moreover, it also has the provisional rough-in to convert it into a smart house. Every house has a two-car garage. 

• The housing complex has an access control gate with two guard shacks and security cameras. 

• The site has two recreational spaces, playground and a half-court basketball court

• Each house has approximately 2,296 sq. ft of construction within a 435 m2 site. 

DDD Architecture provided Pre-Construction and A/E services for the design of this residential development with 77 single-family houses located in Dorado, Puerto Rico. For this effort, DDD performed site evaluation, feasibility analysis, zoning research, site master planning, conceptual and preliminary design, conceptual estimating & scheduling, full engineering disciplines, final design, construction documents, A/E systems programming, code compliance, project financing, project delivery methodology, permits, codes and regulatory approvals, utility coordination, constructability review, value engineering, scheduling, and cost estimating.

Additionally, DDD provided CMc (Construction Manager as Constructor) Services for the site preparation and the housing complex’s construction.  All site and off-site construction activities, including but not limited to site electrical, plumbing, telecommunications, and road work were also managed by DDD Group. Construction of the children’s playground, the half-court basketball court and all communal recreational spaces including the control access gate and two guard shacks were built by DDD.
