Construction Management
Construction Management is appropriate for both private and public projects that are relatively complex where continuous monitoring of cost and schedule are critical. The growing popularity of this project delivery method is a reflection of its effectiveness. The three methods use the same construction industry resources, but they differ significantly in the way resources are contracted. In Construction Management, DDD becomes an extension of the owner’s capability in contracting and constructing, assuming a larger part of the responsibilities, and therefore of the risks and rewards.
Hands-On Consulting
DDD GROUP can be hired as a CM to assist with any phase of a project, from pre-design to the final building phase, but typically maximizes value when hired early in the project for the pre-construction phase. DDD assists the designer with constructability issues, value engineering and provides continuous budgeting. By comparison, the traditional Design/Bid/Build method does not allow for this level of teamwork and cooperation prior to bidding. As a CM, DDD serves in different capacities, with varying degrees of authority, depending on the Owner’s needs and requirements. A fee is paid to the CM relative to the services performed, which range from advising during the pre-construction documents to administering the work after the drawings are complete, but serving as an Owner’s agent in all matters.
Client Relationships
Acting as a fiduciary agent to the owner, a peer relationship is developed between DDD and the architect/engineer, and the owner is made totally aware of the esthetic, schedule, and cost trade-offs before making any program or design decision. The owner is also able to deal with the potential liabilities generated by the complex interactions of the numerous contractors on the job.
