  • Sustainability: DDD provided LEED Consulting Services in order to design and deliver the first LEED-Certified Low Income Tax Credit Multifamily Housing project on the island under the local “Permiso Verde” Sustainable Project Certification

  • Delivered on time and on budget even with substantial delays caused by Hurricane Maria, a Category 5 Hurricane whose devastation affected the island’s material supply chain halfway through construction. Building under construction withstood Category 5 Hurricane winds without any damages

  • Sustainability: Energy efficient systems and energy star appliances, low water consumption plumbing fixtures, recycled content materials, installation of low-energy glazing, cool roofs, LED light fixtures, occupancy sensors, bike racks, and solar panels

The Lumen Phase I project was developed as a response to a current social need to provide elderly housing in Puerto Rico due to its increasing elderly population. DDD served as the Prime Contractor for the new construction of this high-rise housing building for low-income individuals’ ages 62 years and older.

 

The eleven story high-rise Section 8 subsidized housing project is comprised of 140 housing units. The unit mix includes one bedroom, handicapped accessible, and specialized bariatric units. In addition, the building provides multiple reading and lounge areas, meeting rooms and a state-of-the-art gym.

 

The SOW for the project included the placement of more than 7,000 cubic yards of structural concrete, concrete block installation, fire-alarm and mass-notification systems, sprinkler and fire-suppression systems, elevators, access control and video surveillance.

 

DDD provided LEED Consulting Services in order to design and deliver the first LEED-Certified Low-Income Tax Credit Multifamily Housing project on the island under the local “Permiso Verde” Sustainable Project Certification. To achieve this goal, the project incorporated multiple site sustainability, energy efficiency, water efficiency, materials, resources and indoor environmental quality strategies. Some of these included the installation of low-energy glazing, cool roofs, water-sense fixtures, energy star appliances, light-emitting diode (LED) lighting, occupancy sensors, bicycle racks, preferred parking for low-emission vehicles, renewable energy sources (solar panels) and various other improvements. As a result of this effort, the building achieved a 26% reduction in energy and a 30% reduction in water use. As the Prime Contractor, DDD performed more than 60% percent of the work with our own forces including all site work, plumbing, cement block and plaster, ceramic tile, drywall, miscellaneous metals and window and door installations.
