Project Overview

  • A/E and Construction Services for the 1.6MM design/build interior renovation and rehabilitation of Building 399 at 218 Brook Street, Ft. Buchanan, Military Base in Guaynabo Puerto Rico. 

  • Under two separate subcontracts, the scope of work included the turnkey design and construction for the building repairs at Building 399 in Fort Buchanan Puerto Rico. 

  • General repairs and upgrades were performed to the building as well as lead and asbestos mitigation.

  • Improvements were made to comply with applicable codes including IBC and ABA.

Performed for Fort Buchanan’s Department of Public Works (DPW) in collaboration with Division 16, LLC , the scope of work included but was not limited to the demolition of approximately 16,500 sf of interior space, site work, concrete work, installation of drywall, interior finishes, miscellaneous metals, asbestos & Lead abatement, interior and exterior paint, HVAC repairs/balancing, plumbing work, electrical improvements, data & communications and installation of new wood and steel doors. The construction system of the existing structure consisted of a combination of structural concrete walls and slabs, concrete block walls and a standing seam roof with metal beams and joists.

 

On the interior, the proposed work entailed the rehabilitation of two office sections incorporating a new layout for private office spaces, open office cubicle areas, a place for reception and visitors, working areas and the rehabilitation of an existing space for Conference Room. For this purpose, selective demolition and the addition of some interior partitions were performed. In terms of repairs, exterior walls as well as the remaining interior partitions were patched and repainted. New VCT flooring was installed over the existing and all interior and exterior doors, carpets and the acoustic hung ceiling system was be demolished and replaced. The scope also included the replacement of bathroom floor and wall ceramic tiles, toilet partitions and accessories for selected bathrooms. In terms of mechanical, electrical and plumbing (MEP), general repairs were performed to the systems. Miscellaneous electrical repairs and testing was be performed, new plumbing fixtures installed at selected restrooms and all existing HVAC systems were repaired, cleaned, tested and balanced.
