As part of the government’s plan to add ridership and use to the newly finished “Tren Urbano” transportation system, an RFQ process was conducted by Department of Transportation for the development of multiple parcels along the railways alignment. DDD formed part of development team selected to develop one of this parcels located at the Martinez Nadal Train Station in San Juan, Puerto Rico. Designed as transit-oriented development, Lumen Lifestyle Complex was designed to provide housing within steps of the metropolitan railway system to working class families. The structure consisted of 4 levels of underground parking serving a ten story multifamily structure which housed 196 apartment units, a public gym and multiple other amenities and services.
The Scope of work included site evaluation, feasibility analysis, zoning research, site master planning, conceptual and preliminary design, conceptual estimating & scheduling, full engineering disciplines, final design, construction documents, A/E systems programming, code compliance, project financing, project delivery methodology, permits, codes and regulatory approvals, utility coordination, constructability review, value engineering, scheduling, and cost estimating.
