Project Overview

• Comprehensive Modernization 70 housing units with recreational areas

• Designed under HU Guidelines, the project served as an example of exemplary design and effective community outreach.

Designed for the Puerto Rico Housing Authority, DDD provided A/E services for the Comprehensive Modernization of the Jardines de Guánica Public Housing Project. The modernization effort included the refurbishing of 70 dwelling units of 1, 2, 3, and 4 bedrooms, improvements to the community center and basketball court and general improvements to the site. The dwelling units are distributed in eight two-story buildings and are located on a site with an area of 15,521.086 square meters with a flat topography.

After analyzing the data gathered during all the meeting and visits regarding the project, including the administration and residents of the complex, two major issues need to be addressed with the modernization.

First and foremost, although relatively recent (the project was built in 1982) the generalized deterioration of the structures caused by problems with the original design and poor maintenance create a sense of frustration with the persons that spend their lives in the project. Water leakage caused by the deterioration of the waterproofing membrane and the poor drainage of the roofs has compounded during the years deteriorating the structures faster than expected.

Second, the public spaces shared by the community do not encourage the participation of the residents that are willing to make the best use of all these areas. Due to the small size of the tenants know their neighbors and share their lives. Even with the deterioration of the structures they spend time cleaning, painting and maintaining the best they can their living areas. The improvements recommended will only improve this community and their everyday lives.

DDD provided A/E Services Site evaluation, feasibility analysis, zoning research, site master planning, conceptual and preliminary design, conceptual estimating & scheduling, full engineering disciplines, final design, construction documents, A/E systems programming, code compliance, project financing, project delivery methodology, permits, codes and regulatory approvals, utility coordination, constructability review, value engineering, scheduling, and cost estimating.
